The first time you buy property, it is an exciting and satisfying experience. You must keep your head and think logically about this big investment. Just as you would not buy a car without having it looked over you should not buy your first flat or house without getting a survey.
With over 25 years of experience in residential property in Wimbledon London and the Home Counties, our panel of surveyors can bring to light building defects and potential problems that the untrained eye would not detect. Unfortunately, many home buyers haven’t the benefit of an independent surveyor’s report and that may end up costing them thousands of pounds in costs to rectify defects post-completion.
A building survey by the team typically saves clients well over the survey costs. They are RICS Chartered Surveying and Valuers, providing professional experience to ensure clients benefit fully from their property purchases.
Do you need a Building Survey on your first home?
You may think that if you’re buying a flat or house that looks good and your budget is already tight, it is not worth bothering to get a property survey. However, we very much believe that this would be an extremely risky decision to take. Unfortunately, the hidden problems are generally the most expensive things to put right, like with the structure, damp, wet rot and dry rot in the timber, electrics etc.
All reports offer different levels of detail; however, they share one common goal, which is to provide you with all the relevant factual information you need when buying a property. If you have selected a survey, your surveyor will arrange to visit the property to inspect its condition. Surveyors will look at both the interior and exterior of the building and provide a report for you that can be easily understood.

HomeBuyer Report
If you’re buying or selling a conventional house, flat or bungalow built from common building materials and in reasonable condition, an RICS HomeBuyer Report (Level 2) will be your best option. The RICS HomeBuyer Report uses a traffic light system to describe the condition of the property you intend to buy or sell.
Full Building Survey
The most extensive survey you can commission is an RICS Building Survey (Level 3). It is particularly suited to older properties or for when you’re planning major works. The report provides an extensive inspection of the property and can include details of what needs to be repaired and also maintenance options.
Cost of a Home Survey in Wimbledon London

It will give you the pictures and facts you need to make a proper, reasoned decision on whether to go ahead with the purchase as planned, whether to renegotiate the asking price or walk away.
